Why documents decide property disputes
Most property disputes in Bihar turn on documents: who holds title, what the land records show and whether revenue entries are up to date. Preserving them early avoids difficulty later.
Title documents
- Registered sale deed, gift deed, partition deed or will
- Chain of earlier deeds showing how the property came to the seller
- Court decrees relating to the property
Land records
- Khatiyan — the record of rights from the cadastral or revisional survey
- Jamabandi entry in the name of the current holder
- Mutation (dakhil-kharij) order
- Land revenue receipts (lagan rasid)
- Survey map showing plot and khata numbers
Online records
Many Bihar land records, including jamabandi and mutation status, can be checked on the state’s official land records portals. Keep printed and digital copies.
Where disputes are heard
Title, partition and injunction suits are heard by civil courts. Certain disputes may be dealt with by revenue authorities, including under the Bihar Land Dispute Resolution Act, 2009. Choosing the correct forum is important.
Frequently asked questions
Does a jamabandi entry prove ownership?
